A Short 8 Step Guide For Home Buying
Buying that home. Whether it be your first time or second or more there is always so much to look forward to. So many questions. Do you buy new? Used? What are your needs? Which neighborhood? Schools and recreation. Shopping and services. Lifestyles. The list could go on forever. And that is just the start. Then there comes the questions of financing, moving, legal work, and home inspection. You can almost see why a lot of people don't look kindly on the moving anywhere. But everyday of the year there are thousands of people just like you who are "Moving".
There are a lot of websites out there that get right down to the nitty-gritty and leave no details behind. What we are going to do is give you a broad base view of buying your next home. 1. Make sure your financial house in order. Get to know what your credit reports say about you and your finances. They will determine a lot for getting a mortgage approval. Be sure to check them. There may even be irregularities or errors that should be addressed.
2. Understand the mortgage industry. Learn what a mortgage is and how it works. Finding the right loan and lender can save you a lot of money down the road. Try to determine ahead of time what it is you need so you will be that much more prepared.
3. Get yourself Pre-Approved for a mortgage. Being pre-approved is the only way to go house hunting. You know without a doubt exactly how much house you can afford to buy. Once pre-approved you can go and make an offer on the home you want. There is nothing worse than finding that gem of a house only to be turn down by a lender.
4. Working with real estate agents. Finding the right realtor can be a real help in getting through all the legalities. There is an awful lot of information and paper work that one must go through before a sale can be finalized.
5. Start looking at homes. Now that you have been pre-approved and have a realtor on your side, you can head out with confidence and start looking for that home. You can search through the real estate offices or go online like you are right now and search online data bases from MLS to FSBO sites. Once you find the home you like do your drive bys. Go in the afternoon and go back in the evenings, Maybe even go on the weekends just to see if this is the area or neighborhood you wish to live. 6. Submitting pre-offers. Once you have found the home you want it's time to make an offer. Make sure that if you are buying a used home you have conditions in place. One of these conditions is that you will want to get a home inspection done.
7. The home inspection. Getting your home inspected is more that just seeing if the foundations are cracked or not. There are alot of things to look at. Some things you never even thought of. Items such as electrical, plumbing, drafts around doors and windows. Pests like termites, radon gas in the basement and even enviromental issues outside in the yard. Was there ever any chemicals or other hazards spilled around there. Remember, you don't want to be buying someone elses headache. You want a home.
8. Closing the deal. Ok. The house checks out for you, the mortgage has been approved and you are ready to close the deal. Last minute items to be discussed would be what stays and what does not stay. Things like the appliances and maybe some out door items. At this time you would also negotiate a possesion date. This is where your realtor becomes your friend and gets all the required papers in order and the deeds and titles changed. Congratulations. You are now a new owner.
