When it come to buying a new home a lot of people do and as they should, investigate the option of building your own. Whether it be through prescreened contractors
or self contracting the project.
Most people have general ideas of what they would like or want in a house, so the whole concept of design, build your own is one that is very viable these days.
One thing about building a new home is that you have the chance to do things right from the start. This makes it a lot easier to achieve some big savings a long as you plan ahead.
When it comes to building things right, keep in mind that an efficient home won't cost any more to build than an ordinary inefficient one, and it may even cost less. This can be done by downsizing a bit and with the elimination of some appliances such as air conditioners, furnaces, and the associated ductwork, it is possible to reduce construction costs enough to pay for extra costs to improve the energy efficiency of your home.
A few good steps to make note of
1. Start the planning process early. It is never too early to start reading articles and getting show home ideas fo what you may want in your home.
2. Start looking at different plans. Get lots of ideas. Look at all different plans. Try to find a show home that has the same floor plan as what you are looking for. 3. Location. Where are you going to live. Building a new home is concidered a good investment. But if you build it in the wrong place you can end up with a white elephant on your hands. Just build a $400,000 home in a $200,000 neighborhood or town and see what happens. Always remember one thing. RESALE VALUE. You never know when you have to unload this place for what ever reason. Lots of things can change in your life in a matter of even a few short years.
4. How long will you live here. Depending on where you live consider energy efficient ideas that will pay you back in resale value and utility costs.
5. Check out the latest in building materials. I say this because there are alternatives to common building materials. Not all homes are built with sticks and stones. 6. Small things matter. This gets over looked quite a bit. Electrical and cable TV boxes and phone jacks. Either there are not enough or they are in the wrong places. Try to visualize again. Also think about that home PC. Is it going to be on the kitchen table or are you going to have a neat little hideaway for it.
7. Check builders and check their references. There is nothing worse than a bad builder. Believe me. Make sure you check out what they have built and talk to others that have hired him/her. Watch the cost also. Even with X amount of dollars per sq. ft. there always seem to be extra costs arise from who knows where. When you are interviewing a builder or contractor get everything down on paper.
8. Watch what you sign. Know where you are at. I can't over stress that fact. Make sure that you have a completion date with some kind of penalty for late timing.
